Revitalizing Ruwi’s Central Business District: Challenges and Opportunities
Muscat – The Central Business District (CBD) in Ruwi, once the economic heart of the capital, is facing challenges as businesses and residents move away. Stakeholders are now seeking innovative strategies to breathe new life into this fading hub.
The decline is attributed to factors like insufficient parking and shifting commercial developments elsewhere in the city. To combat this, experts emphasize the need for a comprehensive approach to revive the district.
Ihsan Kharouf, Head of Savills Oman, identified the expansion of the city westward and uncertainty over the district’s future plans as major reasons for tenant reluctance. Meanwhile, Ian Gladwin, Executive Director of Al Habib & Co, highlighted the outdated office space in Ruwi, despite its infrastructure and accessibility.
Personal experiences of relocation due to parking challenges were shared, indicating the need for better parking facilities. Real estate professionals also noted a resurgence in the market but acknowledged the impact of paid parking on residential tenants.
Despite the challenges, Kharouf remains optimistic about CBD’s potential, suggesting a three-pronged strategy for revitalization. Collaboration between public and private sectors is seen as crucial for the successful regeneration of Ruwi.
